Description The Maintenance Specialist II performs skilled work in the maintenance and repair of county buildings and facilities. Work involves the licensed maintenance and repair of electrical, plumbing or mechanical equipment and performing a variety of maintenance and repair tasks requiring licensing by State or Local authority and in accordance with the Uniform Building Code. Employee is responsible for performing licensed work in one or more building trades, such as: electrical, plumbing, carpentry, HVAC, or painting.
Examples of Duties Performs skilled work for the purpose of effecting repairs on faulty electrical systems, to include high voltage distribution panels; faculty switches; sockets, plugs, fuses, and insulators.
Coordinates with management on budget and cost estimates and solicitations.
Performs maintenance on fire and security systems; makes repairs to alarms as necessary to ensure that all systems are always in working order.
Determines electrical loads and make recommendations on new or improved electrical service; develops and implements a periodic maintenance schedule for all equipment.
Makes repairs as well as maintains the emergency generator.
Troubleshoots hot/cold temperature variations and thermostatic controls.
Replaces or cleans Freon in accordance with EPA requirements.
Develops and implements a periodic maintenance schedule for all equipment.
Performs skilled work for the purpose of effecting repairs on sewer lines, plumbing fixtures, gas lines, irrigation (sprinkler) systems, as well as changing faucet washers, stems, seals, etc.
Develops and implements a periodic maintenance schedule for all equipment.
Supervises a Maintenance Assistant or Community Service Workers on a regular basis.
Researches costs associated with specific projects and makes recommendations on equipment.
Makes inquires of vendors on delivery dates; purchases small items for repair jobs from vendors.
Reviews and inspects contracted work for quality and compliance with appropriate standards.
Regular and punctual attendance is required.
Performs other related duties as required.
Minimum Qualifications High School diploma or GED required for this position.
Minimum seven years of experience in a related field required; or an equivalent combination of education and experience.
Refrigerant Certification and State of Texas HVAC license required. Possession of a valid driver's license. Must obtain a State of Texas driver's license within 90 days.
Must be able to pass a State Criminal History background check.
